Colt Lending operates as a mortgage broker through Edge Home Finance, LLC. As a mortgage broker, we do not fund loans directly. We work with a network of 50+ wholesale lenders to find the best rates, terms, and programs for each borrower's unique situation. Our compensation may come from lender-paid or borrower-paid sources and is fully disclosed in your Loan Estimate and Closing Disclosure documents as required by federal law.

Rate & Fee Disclosure
Interest rates and annual percentage rates (APR) shown on this website or discussed in consultations are estimates and may not reflect the actual rate available to you. Your actual rate will depend on factors including but not limited to:
- Credit score and credit history
- Loan-to-value (LTV) ratio
- Loan amount and loan type
- Property type and occupancy status
- Debt-to-income (DTI) ratio
- Down payment amount
- Current market conditions at the time of rate lock
All fees, including origination charges and third-party costs, will be fully disclosed on your Loan Estimate within three business days of receiving your completed application, as required by the TILA-RESPA Integrated Disclosure (TRID) rule.
Affiliated Business Arrangement Disclosure
We may recommend or refer you to third-party service providers such as title companies, insurance agencies, or appraisal management companies. When an affiliated business relationship exists, it will be disclosed to you in writing as required by the Real Estate Settlement Procedures Act (RESPA). You are not required to use any recommended provider and are free to shop for the services of your choice.
Credit Report Authorization
By submitting a mortgage application, you authorize Edge Home Finance, LLC and its designated agents to obtain your credit report from one or more consumer reporting agencies. This credit inquiry may affect your credit score. A credit report is required to evaluate your eligibility for a mortgage loan and to comply with federal lending regulations.
Flood Insurance Disclosure
If the property securing your mortgage is located in a Special Flood Hazard Area (SFHA), federal law requires you to purchase and maintain flood insurance for the life of the loan. Flood insurance is separate from homeowners insurance and must be obtained through the National Flood Insurance Program (NFIP) or a private flood insurance provider. Your lender will require proof of adequate flood insurance prior to closing.
Texas-Specific Disclosures
Texas borrowers: Consumers wishing to file a complaint against a mortgage company or a licensed mortgage company residential mortgage loan originator should complete and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the department's website at sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550.
The department maintains a recovery fund to make payments of certain actual out-of-pocket damages sustained by borrowers caused by acts of licensed mortgage company residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim. Tennessee-Specific Disclosures

Mortgage Fraud Notice
Providing false or misleading information on a mortgage application is a violation of federal law. Under 18 U.S.C. § 1014, any person who knowingly makes a false statement or report for the purpose of influencing the action of a financial institution upon a mortgage application may be subject to a fine of up to $1,000,000 or imprisonment for up to 30 years, or both.
RESPA Disclosure
Under the Real Estate Settlement Procedures Act (RESPA), you have the right to shop for settlement services and are not required to use any provider recommended by your loan originator, real estate agent, or any other party. You will receive a Loan Estimate within three business days of submitting a complete application and a Closing Disclosure at least three business days before your closing date, allowing you to review all loan terms and closing costs.
